You could see this as a bit of a business mystery.

He is not affiliated with one of the “big” names of real estate. He established his own company, Legendary Realty, less than two years ago. Up until recently the firm had only two realtors, Avi Berger (the owner) and Juliet Krumholz.

And yet Legendary Realty has developed a substantial reputation in Central New Jersey. Much of its business comes from referrals and repeat customers. They help people sell, buy or lease residential and commercial real estate properties, and their agents have handled projects of different sizes, ranging from a million dollar home sale to a $550/month workshop rental. In 2018, the company handled 40 real estate transactions, in a field where the average agent, a part-timer, clears five transactions a year.

On top of that, Avi Berger and his company earn glowing testimonials.

How can a real estate agent, and a relatively new firm, earn such a strong following?

Some of it has to do with solid professional experience. Avi founded Legendary Realty after working in the real estate field for 15 years, most recently as a realtor for 10 years with Preferred Properties in Highland Park. Juliet Krumholtz comes with a similar depth of experience in real estate and sold Avi his home in Edison. The firm has recently added three new realtors—Caryn Atlas, Rivka Green and Cyndi Berger (Avi’s wife). Collectively, the firm now draws on over 40 years of real estate experience.

Avi has noted that some of their success is due to a serious dedication to customer service. Their realtors strive to return all phone calls as promptly as possible, in a field where this isn’t always the case. They focus on building trusting relationships with those they serve, where the clients come to know that the realtors are looking out for their interests and not just looking to land the highest fees. They send personalized thank you notes. They work respectfully with other realtors and seek to keep their interests in mind too.

Legendary Realty also takes a decidedly community-focused approach to its work. The staff at Legendary Realty are all members of the National Association of Realtors and the Metro Centre Association of Realtors, in Middlesex County. Avi and Caryn are members of the Monmouth/Ocean Counties Regional Association
of Realtors. Avi is active in the local chapter of the BNI business networking group in Woodbridge, which meets weekly. Additionally, many of the realtors are involved in the local organizations. For example, Juliet and Avi both serve on the Hatzolah Ambulance Squad of Highland Park/Edison.

Their grass roots connections have enabled Legendary Realty to both do good business and serve the local Jewish community. Avi helped Congregation Ahavas Yisroel of Edison to purchase the building they’ve occupied for many years. And they worked with Jewish outreach groups at Rutgers to locate office space that met their needs.

As Avi puts up, Legendary Realty continues to grow because they don’t aim to just sell people a place to live or do business: “We want to help our clients find properties they’ll truly love.”
